Pre-Purchase Building Inspections Brisbane

Building Inspection Brisbane

If you're looking to purchase a property in the Brisbane region, a building and pest inspection is an important step of the buying process to ensure you know the true condition of the property you are intending on purchasing.

As one of the most significant financial decisions you will make in your lifetime, getting independent building inspectors who work for you, and not the buyer or real estate agent, is key to having peace of mind to make an informed decision.  Our building inspectors will provide you with a comprehensive building inspection report (usually sent within 24hrs of conducting the inspection).

Termite Inspection Brisbane

In the same way, it's critical to get a combined building and pest inspection to check for any termite activity or timber pest infestation.

Termites and their colonies are typically underground, out of sight or within wood materials so the termite damage is hidden out of sight. These pests can cause some serious damage to properties, and can impact on the property's structural integrity, resulting in costly repairs.

This is why it's good idea to get a professional termite inspector who knows where to look for termite damage with the latest equipment on hand.

What's Included In Your Building and Pest Inspection?

Your licensed building inspector is a trained professional with extensive experience within the Australian building industry. They will liaise with yourself and the real estate agents to organise a suitable time for the property inspection and we encourage you to attend on the day. This is so your inspector can explain their findings to you verbally in addition to providing a written inspection report.

Your inspector will perform a thorough visual inspection of the property, including the garage, shed, carport, roof space/roof void and roof exterior, sub-floor space (if accessible), fencing and pathways. Common issues your building inspector will check for include:

  • Evidence of termite activity or termite damage
  • Observable structural defects on the building, including both major and minor defects
  • Observable structural damage that may affect the property's structural integrity
  • Evidence of defects or damage that may cause potential issues in the future
  • The presence of moisture which could signify a leak or termite activity.

Our building inspectors will not inspect any areas that are not accessible on the day of the inspection, or that are outside of their expertise such as plumbing, electrical wiring or whether appliances work. Find out what's not included in a build and pest inspection.

Pre Purchase Building & Pest Inspection Completed - What's Next?

Following your pre-purchase building inspection, you will receive your comprehensive report that includes a detailed description of the property, along with the inspectors findings and photo evidence.

Inspect My Home provides a fast turnaround for reports and will happily go over them with you if you have any questions.

The Building Inspection Component

While the property might look great on the surface, it's essential to get a second opinion from a qualified building inspector.

A trained building inspection expert can spot real problems and potential ones that could be expensive to fix. They'll keep an eye out for issues and make sure the seller isn't hiding any damage.

The inspector will come prepared with all of the necessary tools and equipment to check for visible defects. If needed, your inspector can use radar and thermal equipment to look inside walls and hidden spaces.

The Pest Inspection Component

Termites are a common problem affecting homeowners in Queensland. The statistics say that termites impact 1 in every 4 homes during the lifetime of the property.

Our inspectors use advanced technology designed to find evidence of pests without causing physical damage to your property.

Using a mixture of expert knowledge as well as moisture detection, thermal, and radar tools, your inspector can peer into walls, ceilings, and floors without causing any damage to your prospective property.

The Report

Our pre-purchase building and pest reports are prepared in accordance with Australian Standards (AS 4349.1-2007 and AS 4349.3)

If any issues that could potentially compromise the property are found, the report can be used as evidence to either exit your contract or strengthen your negotiating position.

Our reports are written in plain english, contain photos and you can always give your inspector a call to answer any questions you may have.

After Your Building & Pest Inspection

You have received your comprehensive report, now what?

After your inspection, the building report will highlight any major and minor defects to the property and their urgency. It will also indicate any conditions conducive to structural defects, such as pest damage, high moisture levels or cracks in the foundation.

Our reports are easy to follow, highly detailed and will include recommendations to help you make an informed decision on your property. If you are unable to attend the inspection or are unsure about something in the report, contact your Brisbane inspector immediately for clarification before making any decisions.

Here are some basic tips on what to do once you've received your report:

  • Firstly, if you are unsure about anything in your building report, do not consult those who are unqualified. This is a sure-fire way to misinterpret the report - for clarification, contact your inspector instead.
  • Remember, your building inspector's job is not to pass or fail a property but to flag any current or future defects. This is so that you are aware of the condition of your property or the property you intend to buy.
  • If your report has identified any major defects the next step is to obtain a quote from a specialist in that field, be it a licensed builder or carpenter, engineer, or electrician. Make sure to 'shop around' before committing to a quote to get the best possible value for money. If time constraints are tight and do not allow for a quote to be obtained, speak with your lawyer or legal representative for legal advice.
  • The role of the inspector is to find faults in a property, so please do not ask them for a price estimate on any rectifications the property might need. An inspector does not know the full scope or magnitude of the work needed and a professional trade is required to give an accurate quote.
  • Following a pre-purchase inspection, don't ask the building inspector if the price you are paying for the property is appropriate - it is not their job to comment on your property purchase, nor are they qualified to do so.
  • It is ultimately up to you to determine what is an acceptable price. It is wise to do some research and compare similar properties in the area you intend to buy before making your decision.

The great majority of buildings we inspect have faults to some degree. This should not necessarily deter you from purchasing a property. The final decision is up to you and depends on your individual circumstances. Our detailed reports provide an in-depth description of the property and any faults found, to equip you with the facts and allow you to make an informed decision. Other Common Questions & Answers

A building inspection in Australia covers the condition of the property's structure, including foundations, walls, roofs, plumbing, and electrical systems. It also checks for safety hazards, structural damage, moisture issues, and any non-compliance with building codes.

In QLD, the landlord is generally responsible for pest control at the start of a tenancy to ensure the property is pest-free. However, if pest issues arise during the tenancy due to the tenant's lifestyle or habits, the tenant may be responsible for covering pest control costs.

A building and pest inspection in Australia looks for structural defects, moisture problems, roof and foundation issues, drainage concerns, and the presence of pests like termites or wood borers. The inspector will assess both the interior and exterior of the property for any damage or signs of infestation.

The cost of a building and pest inspection in Brisbane typically ranges from $300 to $700, depending on the size of the property and the level of detail required. Some companies may offer package deals if both inspections are bundled together.

In Queensland, the buyer generally pays for the building and pest inspection as part of the due diligence process before finalizing a property purchase. However, this may vary based on the agreement between the buyer and seller.

A building and pest inspection in QLD covers the structural integrity of the property, identifying any defects, damage, or areas of concern like cracking or moisture issues. The pest inspection focuses on detecting the presence of pests like termites, borers, or other wood-destroying organisms, along with any potential damage they’ve caused.

After the inspection, the report is usually provided within 24 to 48 hours. Some companies may offer same-day delivery if requested, depending on their workload and the complexity of the inspection.

The standard building and pest contract clause in Queensland contracts is usually 7 to 14 days from the date of signing the contract. This allows the buyer enough time to organise the inspections and review the results before the clause expires.

Pest control should typically be done annually in Queensland to maintain a pest-free environment. However, properties in high-risk areas for termites or with existing pest problems may require more frequent treatments, such as every six months.
