{"id":790,"date":"2016-04-21T17:31:30","date_gmt":"2016-04-21T07:31:30","guid":{"rendered":"http:\/\/www.inspectmyhome.com.au\/blog\/?p=790"},"modified":"2023-02-28T09:24:10","modified_gmt":"2023-02-27T23:24:10","slug":"new-bushfire-regulations-western-australia","status":"publish","type":"post","link":"https:\/\/www.inspectmyhome.com.au\/blog\/new-bushfire-regulations-western-australia\/","title":{"rendered":"New Bushfire Regulations for Western Australia"},"content":{"rendered":"<blockquote><p>New regulations were introduced in Western Australia last year, requiring homes built in bushfire prone areas to meet guidelines designed to reduce the risk of fire damage.<\/p><\/blockquote>\n<p><!--more--> The new building guidelines state that new homes must be built to meet Australian Standard requirements for fire resistance based on the level of risk for the area. This affects not just the construction of new homes, but also renovations done to homes in high-risk areas.<\/p>\n<p>What the National Construction Code (NCC) building standards require for homes in bushfire prone areas is the reduction of;<\/p>\n<ul>\n<li>The potential for the home to ignite from burning embers, radiant heat or flame from bushfires<\/li>\n<li>The intensity of bushfire attack on the building<\/li>\n<\/ul>\n<p><img decoding=\"async\" style=\"float: right; margin: 0 0 12px 12px;\" title=\"Australian Standard AS 3959 Fire Risk\" src=\"https:\/\/www.inspectmyhome.com.au\/assets\/images\/perth-fire-risk-levels.jpg\" alt=\"Australian Standard AS 3959 Fire Risk\" width=\"300\" height=\"215\" \/>The Australian Standard divides areas into levels prone to bushfire attack, ranging from very low risk (BAL-LOW), through to extreme risk fire zones (BAL-FZ).<\/p>\n<p>These levels dictate the construction standards for each zone and what materials meet the Australian Standards for that area\u2019s fire risk. So new homes and renovations in bushfire prone areas will need to comply in all areas of construction, including roofs, walls, windows, exterior walls and floors.<\/p>\n<p>You can use the Department of Fire &amp; Emergency Services\u2019 <a href=\"https:\/\/maps.slip.wa.gov.au\/landgate\/bushfireprone\/\">interactive map<\/a> to see bushfire prone areas and where your house is on this scale.
