“I should have had my own inspection done prior to the sale, so there wouldn\u2019t have been any surprises and I could have had all the issues attended to beforehand\u201d.<\/em><\/p><\/blockquote>\n

In most cases, when Inspect My Home carries out a Building and Pest Inspection<\/a> on a home that is for sale, our client is the Purchaser of the property, rather than the Vendor (\u2018Seller\u2019).<\/p>\n

This means that all the information contained in the report belongs exclusively to the Purchaser, who will then go back to the Vendor and\/or Agent to relay any issues that they are concerned about. \u00a0It is then up to the Vendor or Agent to attend to these concerns as they see fit.<\/p>\n

On occasions when inspecting a property, the Vendor or Agent are present to allow us access to the home.\u00a0 Frequently, they will ask the Inspector if there are any issues of concern. \u00a0Our Inspector may advise them of any major findings, however as they are not our client, we are unable to give them full details or a copy of the final report.<\/p>\n

We often hear Vendors say, \u201cWow, I wish I had known about all this before because I\u2019m now worried about the sale going through smoothly.\u201d\u00a0 Some Vendors even make further comments like, \u201cI should have had my own inspection done prior to the sale, so there wouldn\u2019t have been any surprises and I could have had all the issues attended to beforehand\u201d.<\/p>\n
